Villa Report
Sea Pines Villa sales were down 5%, however median price was up 16.4%. The increase was a result of a lack of inventory – YTD active villas are down over 10%. There are only 69 Active villas on the market; last year there were over 80. In May 2018 16 villas sold, 20 sold last year, and 19 are currenlty under contract. Sellers are not waiting as long for an offer as days on market (DOM) is now 157 versus 175 last year.
The Big Picture
Hilton Head Area real estate activity has continued its upward trend in number of sales and median sales price. Although housing supply is low, there are signs of improvement for new listings. Sellers are beginning to come out of hibernation while new build projects are taking shape with more regularity. Many sellers and builders are in a good position for financial gains, as the economy continues to improve. Low inventory should continue to create a competitive situation for buyers, causing price increases over the next several months. In addition; buyers are encouraged to act now as they become more aware of increasing mortgage rates.

Hilton Head Island is known for many things including its beautiful beaches, active lifestyle, and amazing food. One thing that does not come to mind for most when dreaming of the island is the horseshoe crab. These armored living fossils can be found in the marsh and on the beach throughout the Lowcountry holding an essential role in our local ecosystem and the medical industry.
Fact #1 – Horseshoe Crab eggs and larvae are a top food source
With horseshoe crabs laying nearly 100,000 eggs a season it is no wonder so many animals rely on this major food source for survival. Top predators for the eggs and larvae are migratory shorebirds like the Red Knot and sea turtles. As horseshoe crabs become adults they continue to be preyed upon by sea turtles, sharks, and larger shorebirds. Don’t feel too bad for the horseshoe crab though, they eat clams, worms, and a variety of crustaceans as well as other smaller animals.
Fact #2 – The shell does not grow with them!
You may see a dead horseshoe crab on the beach but chances are its actually a molt of the exoskeleton. Like all insects and crustaceans, horseshoe crabs do not grow with their shell. Once they have outgrown their current shell they push through and grow a new one. This is called molting. Juvenile horseshoe crabs can molt upwards of twenty times before becoming an adult and never need to molt again.
Fact #3 – Horseshoe Crab blood is blue and is a Medical Marvel
Human blood contains hemoglobin to transport oxygen, horseshoe crabs use hemocyanin. The abundance of copper found in the hemocyanin causes the blood of horseshoe crabs to be a milky blue. This blood is incredibly sensitive to bacteria like e.coli and is used in the testing of vaccines. Horseshoe crabs are being farmed for their blood as a result of their medical and scientific properties, going for top dollar in testing facilities. For a full article on the process and ramifications we recommend reading this article after you have finished here!
Fact #4 – Horseshoe Crabs aren’t crabs at all!
These amazing creatures are not part of the crab family at all, they are Merostomata which means “legs attached to the mouth.” More appropriate cousins of the horseshoe crab would be spiders and scorpions. Like spiders they have a pair of pincers near the mouth that is used to grab, hold, and push food toward their mouth. As night feeders they use these with their 6 other pairs of legs and 10 eyes to catch their prey and get a hearty meal in before sunrise.
Fact #5 – They are harmless
Did the spider thing scare you away! Come back! The horseshoe crab is harmless even with that spiked tail on its end. The tail serves the specific purpose of steering and correcting the body in the water and on land. If they get flipped over they can often dig their tail into the sand and turn over. The spines along the sides of their body are sharp so caution is necessary if handling, but they are not out to harm you.
The Horseshoe Crab is vital to our ecosystem and a native to our area. Please respect these neat creatures next time you see one on the beach or in the marsh. If you come across one flipped over on its back take a second a turn them over to they can continue on with their journey – their survival and our ecosystem depends on you!

There’s no doubt about: Hilton Head Island is a great place to vacation. From stunning natural beauty to top-notch golf courses and everything in between, the island truly is a Lowcountry gem. But a funny thing happens to a lot of our visitors: they fall in love with the area. That’s why it’s not uncommon for vacationers to decide to make the island home for all or part of the year.
If you’re thinking of moving here, you have no shortage of great Hilton Head communities to choose from. Here, we’ll look at three residential areas that prove the island is more than just a great place to visit. It’s a great place to live.
Long Cove
If you’re looking for natural beauty, comfort, and convenience, you can’t go wrong with Long Cove. This gated community sits at the south end of Hilton Head, where it boasts a gorgeous marina and an award-winning golf course. The marina and Pete Dye golf course are part of the Long Cove Club, a community hub for many residents. The club also features a tennis centre, community garden, dog park, and more.
While it’s only been around since 1981, Long Cove has quickly developed a charm and character all its own. Work on your golf or tennis game, take in the pristine lagoon views, or chat with a friendly neighbor. Also, don’t forget that while the community offers a peaceful retreat, it’s also just a short drive away from the lively restaurants and shops of Hilton Head Island. Definitely one of our favourite Hilton Head communities.
Sea Pines
Also located near the south end of the island is Sea Pines—the largest plantation of the Hilton Head communities on the island. Sea Pines offers incredible beach access. Residents and visitors looking for a lively beach district will enjoy South Beach, where they’ll find restaurants such as the Salty Dog Cafe, shopping, boat and kayak rentals, and more. For a more private experience, Tower Beach is an exclusive beach club for property owners.
The community also contains four golf courses. These include the highly-regarded Heron Point course, and the Harbour Town Golf Course (home to an annual PGA event).
In addition to pristine outdoor areas, Sea Pines residents enjoy a great selection of day-to-day amenities. Not far from the gates, you’ll find familiar grocers (like Harris Teeters) and fun local restaurants (like One Hot Mama’s American Grille).
Inside the gates, the Shops at Sea Pines Centre is home to a wide variety of retailers, boutiques, and restaurants. The Sea Pines Trolley provides a convenient way to get to the shopping centre, and it also makes frequent trips to the beach and nearby recreational facilities.
Forest Beach
Forest Beach sits between Sea Pines and Shipyard Plantation. Comprised of South and North Forest Beach, the community contains a lively district that’s often referred to as “downtown” of all the Hilton Head communities. Here, you’ll find a wider variety of amenities, services, and entertainment options than anywhere else on the island.
Coligny Plaza is central to the community, providing many great shopping and dining experiences, along with local services such as a laundromat and beauty shop. At night you’ll also find live entertainment, and the plaza’s Coligny Theatre plays a selection of films with an art house focus.
There are many shops and eateries along Coligny Circle and Pope Avenue as well, which means you’ll never be at a loss for things to do in the area. The community isn’t gated, and the Forest Beach Shuttle makes getting around a breeze. For prospective residents, we recommend taking advantage of these conveniences to get a feel for the area.
Of course, a description of Forest Beach wouldn’t be complete without a reference to the beaches. You’ll find miles of it, including the public Coligny Beach Park and South Forest Beach.
Considering moving here?
The Hilton Head communities described here are just a few of the beautiful and conveniently-located residential areas on Hilton Head. For buyers, there’s no shortage of condos, townhouses, and detached houses available, and many of them embody the unique architectural style that Hilton Head is known for. Drive around, and you’ll see buildings that feature abundant natural wood, understated staining, screened-in porches, and multiple roof lines—all nestled into the majestic tropical landscaping that could only exist on Hilton Head Island.

Is Hilton Head a good place to retire? As local real estate experts, we’re asked this question often. While we admit that we might be a little bit biased, nobody who’s visited the island can deny the incredible quality of life it has to offer. If you’re ready for retirement, you’ll find no better place to start living life to the fullest.
From the gorgeous scenery to the top-notch recreation, here are just a few of the reasons why Hilton Head Island is the ultimate place to retire.
Endless opportunities to stay active
When you’re surrounded by breathtaking views, staying active is about more than getting exercise. Residents on Hilton Head Island enjoy long walks, luxurious beach swims, and cycling along our miles and miles of beaches. But the island is particularly well known for its golf and tennis courts.
If you’re a golf buff, you probably already know that Hilton Head hosts the PGA Tour’s RBC Heritage Tournament. But our little corner of the world isn’t just for professional golfers. Harbour Town Golf Links—the course that hosts the Heritage Tournament—is open to public play. Other impressive courses include (but aren’t limited to) Heron Point (designed by legendary golf course architect Pete Dye)and the Country Club of Hilton Head.
The island is also home to 360 tennis courts, and four of our tennis resorts have been included in Tennis Magazine’s top 50 clubs in the country.
Scenic surroundings
Breezes coming in across the water. Lush greenery and majestic oaks. Wetlands teeming with birds. If you’re looking for natural beauty, Hilton Head has it in spades.
Walking enthusiasts who make Hilton Head their home will delight in strolling along pristine stretches of beachfront. The island features 12 miles of beach, but Mitchellville Beach is especially good for taking in the natural scenery. Away from the sunbathers, you’ll find a variety of wildlife, including clams, fiddler crabs, herons, gulls—even the odd manta ray.
The Hilton Head Island Birding Trail is another favorite for nature lovers, while renting a boat from one of the island’s many marinas is a great way to see the coast.
The waterfront lifestyle
Speaking of the coast, people who live near the water enjoy a very special way of life.
Imagine this: it’s a warm, temperate evening, and you’re watching the sun set over the Beaufort River from a sailboat. For dinner, you’ll sit on the patio at Skull Creek Boathouse and enjoy a cold drink. You’re not on vacation. You live on Hilton Head Island.
Maybe it’s the gentle waves, or maybe it’s the feeling of soft sand between our toes. Whatever it is, we would argue that islanders are just more relaxed. Residents enjoy the ocean, the unique marsh and lagoon landscapes, and a general sense of contentment.
Fantastic amenities
One of the biggest reasons why Hilton Head is such a great place to retire is its fantastic amenities. On Hilton Head, you’ll find top-notch restaurants. If you like Italian food, you’ll love the freshly-made pasta at Michael Anthony’s Cucina Italiana. For a lively night out, you can’t go wrong with The Jazz Corner, where you’ll find scrumptious contemporary Southern food and live music. Other local favorites include Fish Camp on Broad Creek for seafood and Java Burrito Company for diners on the go.
Grocery stores include familiar staples like Kroger and Whole Foods, along with specialty shops like the Oilerie Hilton Head Island, which carries a wide selection of oils and vinegars.
If shopping is your thing, malls like Shelter Cove Towns Centre and the local Tangers Outlets offer a wide selection of goods. For a quainter shopping experience or to find local businesses, check out charming Main Street Village or the Village at Wexford.
A sense of community
Retiring doesn’t have to mean slowing down. But it should mean having more time to explore your interests and enjoy day-to-day life. On Hilton Head Island, you’ll find a diverse mix of fellow adventurers. While a lot of the people on the island are vacationers, many are lucky enough to live here year-round.
