    Spring is in Full Bloom—And So Is the Real Estate Market!

    The real estate market is surging with energy! Buyer demand soared in Q1, driving impressive double digit gains in median home prices—Hilton Head Island now boasts a median price of $1.2M, while Bluffton has climbed to $525,000.
    Herman and Davis Properties is celebrating a record-breaking milestone, surpassing $55M in sales and pending transactions in just the first few months of the year—a personal best!

    Market trends continue to evolve:
    • Homes on Hilton Head Island are selling in an average of 56 days, while Bluffton’s market is moving
    at a slightly slower pace, with homes averaging 83 days on the market.
    • New home listings are on the rise, up 35% in Hilton Head and 27% in Bluffton compared to Q1 of
    last year, offering buyers more opportunities.
    • Hilton Head home sales have surged by 18%, while Bluffton’s market remains steady with last year’s
    pace.
    • Villa listings have increased by 16.3%, though the number of villa sales has dipped by 19%.

    These numbers highlight the resilience and optimism in the 2025 real estate landscape. Sellers continue to benefit from rising home values and strong demand, making now a prime time to list.     Real Estate Market Update

    As the Lowcountry blooms with the vibrant colors of spring, the real estate market is also abuzz with activity. Let’s delve into the latest updates and trends shaping our local market.

    The real estate market on Hilton Head Island continues to exhibit strength and resilience. Despite broader economic fluctuations, our island’s allure remains steadfast, attracting both buyers and sellers seeking the quintessential coastal lifestyle.

    Buyer demand remains robust, fueled by the Lowcountry’s unparalleled natural beauty, world-class amenities, and desirable quality of life. Properties across all price points are attracting interest, from cozy beachside condos to luxurious waterfront estates.

    Inventory challenges and changes: While demand is high, inventory remains somewhat constrained, creating a competitive landscape in certain segments of the market. Sellers are benefiting from limited supply, with well-priced properties often receiving multiple offers and selling quickly. Some over eager sellers are seeing their properties sitting on the market longer and either reducing their offering price or taking their property off the market. Both are signs of a changing market.

    Bluffton Real Estate

    Bluffton residential home sales increased 16% YTD while seeing only a 1% increase in median sales price to $536,433, with still only 2.6 months of inventory. Bluffton home buyers will see more choices as there was an 19% increase in new listings. Bluffton villas saw a 27.3% increase in new listings YTD, however; sales increased less than 1%. Villa median sales price in Bluffton saw a 4.6% increase to $250,000 with only 3 months of inventory. In summary, more sellers are coming into the market to capitalize on higher prices and days on market increase across the board for both villas and homes and land.

    Hilton Head Real Estate

    Hilton Head Island buyers will see more choices in villas as inventory has seen a 53% increase from this same time last year. Villa sales increased less than 1%, while median sales prices of villas on the island saw a 10% increase to $513,500 with 3.6 months of inventory. Residential Island home sales increased 14% YTD with a 4.6% increase in median sales price to $1,019,750, with still only 2.3 months of inventory. In summary, more sellers are coming into the market to capitalize on higher prices with days on market increasing across the board for all villas, homes and land.

    TIMES ARE A CHANGIN’

    You may have recently heard some big news shaking up the real estate industry! The National Association of Realtors (NAR) recently agreed to a $418M settlement in a lawsuit that has caught the eye of many. You may be wondering what this lawsuit is about and how it will reshape real estate landscape. While each state may have different levels of impact, the lawsuit touches on current practices that may have broad implications for how business is conducted in the future. You might ask how this will affect you as a consumer. Well, don’t fret, we are wondering the same thing…how will this affect us as real estate professionals? What changes can we anticipate for our business and how can we continue to serve our clients at the highest level? There are a lot of opinions, and many of them are simply not true. It will take a while for this to shake down and be understood. We believe it will take some time for everything to settle in, so until that happens, Herman & Davis Properties, under Charter One Realty, will conduct business as usual. Our company carries more listings and number one in our market, we will make sure that our sellers and buyers have excellent representation and that all are compensated fairly for their services.

    Opinions are rampant in the industry and many predictions do not hold water because they are not founded on truth. Here are a few:

    1. The new settlement will prohibit sellers from paying a commission to a buyer’s agent. FALSE.

    Paying a fee is the seller’s decision and nothing changes in terms of their options. They want a successful sale of the property with the most favorable terms. Giving an incentive for buyer agents to show and sell their home is the best way to achieve that.

    2. The settlement will not relieve sellers of any financial burden on the buyer agent fees. FALSE.

    Sellers may choose not to pay buyer agent compensation, but they cannot avoid the net economics. Buyers will be asking for seller concessions in other ways, such as closing costs or the purchase price. Taking this stance may hurt Sellers more than they think, as they limit prospects and sales to buyers who want as much of their costs wrapped into the price as possible so they do not have to come up with more cash at closing to pay their agent.

    3. The settlement will force real estate brokers to reduce their compensation. FALSE.

    The settlement does not establish any limitation on what Realtors charge and what services they provide. Realtors do not collaborate on fees. This practice is forbidden. Realtor fees have always been negotiable.

    4. The settlement will, for the first time, allow sellers not to pay compensation to an agent for procuring a buyer. FALSE.

    There has never been seller obligation to pay compensation to an agent for bringing in a buyer. However, this practice has historically worked very well. This new settlement prohibits compensation from the seller to be listed/posted on Realtor MLS systems.

    5. The settlement will lower real estate prices. FALSE.

    Real estate values have always reflected supply and demand, not the fees charged by agents.

    6. The settlement ultimately reduces the total cost of the transaction services, since sellers will no longer pay buyer agent compensation. FALSE.

    Buyers may require sellers to pay their agent’s fee as one of the terms of their contract. Services are not free and this will get sorted out. Just because two parties share in the cost, does not mean the total cost has been lowered.

    7. The settlement is a fantastic win for buyers who can now negotiate their fees. THIS REMAINS TO BE SEEN.

    Buyers can negotiate their fee but may pay for it in sometimes less than favorable ways. Most loan programs, especially VA loans, prohibit the borrower from paying a commission. This hurts veterans who want representation when buying a home. It also hurts buyers who are limited in the cash they have available for a down payment. They were previously able to finance it into the loan but now having another cash obligation could prevent them from buying altogether.

    REAL RAMIFICATIONS

    Restitution. The settlement will give some sort of restitution to consumers who have been harmed in recent years by Realtors. Those who have worked the numbers say it works out to about $10 per person. The class action attorneys are the true winners, having submitted an $80 Million legal bill.

    Changing Business Practices. There are two key changes to the way members and MLS participants do business. NAR agreed to create a new MLS rule prohibiting offers of compensation on the MLS. This would mean that offers of compensation could not be communicated via an MLS, but they could be an option consumers could pursue.

    Stay tuned. This is supposed to take effect in July. We will keep you posted. No matter how these changes affect real estate transactions, there is one thing that will never change.     Lantern Parade – November 18

    The Lantern Parade is a free event and an opportunity to celebrate the history, ecology, and people of Hilton Head. In addition to the lanterns, the parade includes three bands this year – Black Sheep EnsembleSoda City Brass Band, and the Parris Island Marine Band‘s “Dirty Boots Brass Band.”

    Lineup begins at 5:00 p.m. at the Alder Lane Beach Access. The parade will step off at 5:45 PM, right after sunset, and travel north along South Forest Beach up to Coligny Beach Park. From there, the parade continues through the Coligny Beach Park Access, around the Circle, to conclude at Lowcountry Celebration Park. Click here for more information.

    The Town of Bluffton is proud to host its 52nd annual Bluffton Christmas Parade, Saturday, December 2 at 10 a.m. through Bluffton’s Historic District

    Bluffton’s Tree Lighting ceremony will begin at 5:30 p.m., Friday, December 1, at Martin Family Park, followed by Santa’s Workshop at DuBois Park’s Pavilion. The movie, “Elf,” will begin at 6:30 p.m. at Martin Family Park. Please bring blankets and/or chairs.     “Deck the Hulls” Christmas Boat Parade – December 9

    Participating boaters will compete for prizes as they dazzle spectators with a variety of festively decorated boats, costumed crews, and holiday music.  This year they are featuring more boats than ever, and the “right along the shoreline” parade route will bring boats within feet of the docks, particularly the waterfront restaurants.  The 7-mile parade route begins in Port Royal Sound, (adjacent to Dolphin Head/Pine Island) and proceeds south past Ribaut Island, Safe Harbor Skull Creek Marina, Mariner’s Point, Villages of Skull Creek, Bayshore, The Boathouse, Dockside and Hudson’s.  There are plenty of public viewing locations.

    OCTOBER HAS ARRIVED…

    Fall is officially here!  We love this time of year in the Low Country as there are festivals to attend every weekend, football games to watch, oyster roasts, and our weather is incredible!  Let’s take a look at the current real estate market.

    The number of available homes for purchase continues to be low, in part because of push back from potential sellers who would move but cannot find a replacement property and/or are reluctant to trade their 3% interest rate for twice that in a new home. It will be interesting to see what the Feds will do with interest rates as some predict they are expected to rise again before the end of the year and then adjust downward slightly in 2024. While prices are going down in many areas of the country, we are not yet seeing much of it in the Hilton Head market. It is still a Seller’s market, although buyers are now more price-sensitive. All things equal, they are choosing renovated properties that need no repairs or updating. The properties that are generating quicker sales are typically renovated, modern, staged, show beautifully, are priced competitively, and have exceptional locations.

    There are signs that the market is adjusting. For example, days on market has increased from last year, and offers over the asking price for the most part have also disappeared. Today’s buyers are expecting to negotiate a little bit and have reasonable contingencies, such as inspections and financing.

    The good news is that there is no shortage of demand for Hilton Head.  Our job, as always, is to keep you informed of the Hilton Head market conditions.     RAMPING UP AS WE NEAR THE END OF SUMMER SEASON!

    We believe the word “HOT” describes the month of July and our current real estate market with demand staying strong and prices high. Summer is dwindling down as schools in Beaufort County are beginning to return to the classroom.

    We realize there are potential sellers out there who would consider selling their home and trading into another one but finding it difficult to make the move if they are holding a mortgage at 3% and seeing the amount double with their next purchase if obtaining a loan. Don’t let that hold you back from finding your next dream home. Consider calling a lender, we are happy to recommend, and ask them about an adjustable rate mortgage. Another tactic is to leaseback your home for a few months so you have cash in hand ready to make a great offer on the next property as well.

    Full Moon Guided Paddle at Sunset – August 30

    This 2-hour guided paddle is perfect for all levels of paddlers who want a unique stand-up paddle board experience on the Lowcountry waterways. Participants will receive water safety information and SUP foundations instruction before heading out for a guided paddle through May River waterways as you watch the beautiful sunset and rising of the full moon. This SUP experience is for ages 16+. Some paddling experience is helpful but not required. On-water support and guidance throughout the duration of the tour (expect to paddle between 3-4 miles).

    OluKai Lowcountry Boil Paddle Battle – September 9

    The race will be held on Skull Creek, which separates Hilton Head Island from Pinckney Island (a national wildlife refuge) and the mainland. Skull Creek is part of the Intracoastal Waterway and has a rich history including native Indian oyster shell rings and burning homes during the Revolutionary War. The Lowcountry Boil Paddle Race proceeds will benefit The Outside Foundation

    Island Rec’s Beer Mile – September 15

    Bring a friend and take part in Island Rec Center’s 2nd Beer Mile! The beer mile is the ultimate feat of athleticism and drinking prowess. Each competitor drinks four cans or bottles of beer and runs four laps around Lowcountry Celebration Park. Start with drinking a beer, then run a lap, then beer, then lap, then beer, then lap, then beer, then lap – finish. Each competitor must have a designated driver to participate. Additional beer available for purchase at the afterparty.

    PEP Gala & Silent Auction – September 16

    Few post-high school options exist for adults who live with special needs. PEP provides an outstanding day program that promotes independence, social interaction, and employment opportunities for intellectually disabled adults. PEP receives less than 50% of its operating budget from government funding.  The balance is met through the generosity of the community through grants, donors, and fundraising events, such as this Gala. Join this year’s Gala at the Convention Center at Hilton Head Marriott Resort and Spa.
