    Hilton Head Island Lantern Parade – November 23rd

    The Lantern Parade is a free event and an opportunity to celebrate the history, ecology, and people of Hilton Head.

    Ahead of the parade,  there will be food trucks and beverages being served from 3pm and live music from Groove Town Assault.

    The line up will begin at 4:45pm. The parade’s starting point is near the Lane beach access an will end at The Lowcountry celebration Park.

    Fall has finally arrived in the Low Country.  As we settle into cooler weather, oyster roasts, and football, the real estate market in Hilton Head and Bluffton continues to see a mixture of demand, selective buyers, and opportunities for both sellers and buyers.

    While the market has cooled slightly from last year’s high pace, demand remains strong, with well-priced homes often moving quickly.  This year, the Herman & Davis Team has seen even greater activity than last year, with more listing appointments and a noticeable increase in both inventory and new listings. Now that the election is behind us, we hope buyers and sellers will feel more confident in moving forward with plans and decisions for their housing futures.

    How’s the market? Inventory has risen significantly, with a 16% increase in Hilton Head and a 33% increase in Bluffton. Days on market have extended by over 20%, while Hilton Head’s median price stands at $1,080,000—up 5.4% from last year. In Bluffton, the median price has reached $555,000, marking a more modest 2.35% increase. Interestingly, over 15% of listed properties have been expired or withdrawn, indicating that many sellers are not meeting their asking prices. Altogether, these trends suggest a shift toward a more buyer-friendly market.

    It feels like Fall, summer is winding down, kids are back in school, football season has arrived, and the “locals” have once again taken control of the island.  Please find enclosed your August 2024 market report letter.

    The median home prices in Hilton Head Island and Bluffton have seen an increase over the past year. As of August 2024, the median sales price for a single-family home in Hilton Head remains at $1,050,000 which is a 5% increase from last year at this time. Bluffton’s median price of $555,000 reflects an increase of 2.45%.  Inventory levels remain relatively tight despite a 9.5% increase from last year in Hilton Head and a 12.5% increase in Bluffton. Homes are staying on the market longer, and sellers are seeing lower list-to-sale ratios. Overall, the market is showing signs of softening and returning to more typical conditions. Consumer confidence has dipped compared to the past few years, with more offers now including additional contingencies. However, with interest rates beginning to decline, both buying and selling activity has picked up, presenting new opportunities

    We hope everyone enjoyed a safe and happy 4th of July. July typically sees healthy real estate activity benefiting from the influx of affluent visitors interested in purchasing vacation homes or investment properties. This month is the peak tourist season, drawing visitors from across the United States.

    In our current market, noticeable shifts are becoming evident despite our low inventory levels. There is a move towards a more balanced market with the resurgence of price reductions, home inspections, and financing contingencies. There are indications that buyers, perhaps sensing a shift, are showing less urgency and are more resistant and sensitive to overpriced properties. These trends suggest a transitional phase in our market dynamics, where both buyers and sellers are navigating changing conditions.

    Comparing the first 6 months of activity of this year to last year, there was a 12% increase in home sales and a 10.7% increase in new home offerings.  Hilton Head Island median home price is now $1,050,000 up 7.7%. The increases in median property prices and favorable market conditions has attracted more sellers to list their properties. This increased competition among sellers, and more cautious-minded buyers, has led to longer days on the market and sellers receiving on average 97% of their asking price.

    The Lowcountry continues to be one of the most desirable places to live in the country. Families want to move here to raise their children in a safe, beautiful, and fun place where they can grow and thrive. Retirees like the climate, amenities, and friendly neighborhoods.     Beaufort Water Festival – July 12-21

    Once a year, in mid-summer, the sea island that holds Beaufort becomes a gigantic stage for one of the South’s biggest outdoor events. Successful from its beginning, the Beaufort Water Festival has grown each year in importance and entertainment value, but is still worked as a community, non-profit project.  The first Festival was held in July 1956, with John Bigbee serving as the first President and Gladys Thompson in charge of the visiting queens.  The Lions Club took the job of putting on the first parade and has been doing so every year since.

Double the fun planned with 40+ vendors joining for an extra-large Hilton Head Community Market in Shelter Cove Community Park! The Hilton Head Community Market donates 50%+ of all vendor fees collected each month to our featured nonprofits.     May River Shrimp Festival – July 19

    The May River Shrimp Fest is Friday night at Oyster Factory Park from 5:30 pm until 9:30 pm. Enjoy live performances by Chillakaya and Sweet Forgiveness, indulge in local seafood from food trucks, explore various vendors, savor craft beers, boutique wines, all while overlooking the picturesque May River.

    The Outside Foundation and friends invite you to celebrate our beautiful Broad Creek! Enjoy our family-friendly event featuring crafts, activities and eco-exhibits. Get ready for the Keep the Broad Creek Clean Festival, an evening of excitement and discovery organized by The Outside Foundation on July 17th from 4-8pm at Shelter Cove Community Park on Hilton Head Island.
