    We hope everyone enjoyed a safe and happy 4th of July. July typically sees healthy real estate activity benefiting from the influx of affluent visitors interested in purchasing vacation homes or investment properties. This month is the peak tourist season, drawing visitors from across the United States.

    In our current market, noticeable shifts are becoming evident despite our low inventory levels. There is a move towards a more balanced market with the resurgence of price reductions, home inspections, and financing contingencies. There are indications that buyers, perhaps sensing a shift, are showing less urgency and are more resistant and sensitive to overpriced properties. These trends suggest a transitional phase in our market dynamics, where both buyers and sellers are navigating changing conditions.

    Comparing the first 6 months of activity of this year to last year, there was a 12% increase in home sales and a 10.7% increase in new home offerings.  Hilton Head Island median home price is now $1,050,000 up 7.7%. The increases in median property prices and favorable market conditions has attracted more sellers to list their properties. This increased competition among sellers, and more cautious-minded buyers, has led to longer days on the market and sellers receiving on average 97% of their asking price.

    The Lowcountry continues to be one of the most desirable places to live in the country. Families want to move here to raise their children in a safe, beautiful, and fun place where they can grow and thrive. Retirees like the climate, amenities, and friendly neighborhoods.     Beaufort Water Festival – July 12-21

    Once a year, in mid-summer, the sea island that holds Beaufort becomes a gigantic stage for one of the South’s biggest outdoor events. Successful from its beginning, the Beaufort Water Festival has grown each year in importance and entertainment value, but is still worked as a community, non-profit project.  The first Festival was held in July 1956, with John Bigbee serving as the first President and Gladys Thompson in charge of the visiting queens.  The Lions Club took the job of putting on the first parade and has been doing so every year since.

    As the Lowcountry blooms with the vibrant colors of spring, the real estate market is also abuzz with activity. Let’s delve into the latest updates and trends shaping our local market.

    The real estate market on Hilton Head Island continues to exhibit strength and resilience. Despite broader economic fluctuations, our island’s allure remains steadfast, attracting both buyers and sellers seeking the quintessential coastal lifestyle.

    Buyer demand remains robust, fueled by the Lowcountry’s unparalleled natural beauty, world-class amenities, and desirable quality of life. Properties across all price points are attracting interest, from cozy beachside condos to luxurious waterfront estates.

    Inventory challenges and changes: While demand is high, inventory remains somewhat constrained, creating a competitive landscape in certain segments of the market. Sellers are benefiting from limited supply, with well-priced properties often receiving multiple offers and selling quickly. Some over eager sellers are seeing their properties sitting on the market longer and either reducing their offering price or taking their property off the market. Both are signs of a changing market.

    Bluffton Real Estate

    Bluffton residential home sales increased 16% YTD while seeing only a 1% increase in median sales price to $536,433, with still only 2.6 months of inventory. Bluffton home buyers will see more choices as there was an 19% increase in new listings. Bluffton villas saw a 27.3% increase in new listings YTD, however; sales increased less than 1%. Villa median sales price in Bluffton saw a 4.6% increase to $250,000 with only 3 months of inventory. In summary, more sellers are coming into the market to capitalize on higher prices and days on market increase across the board for both villas and homes and land.

    Hilton Head Real Estate

    Hilton Head Island buyers will see more choices in villas as inventory has seen a 53% increase from this same time last year. Villa sales increased less than 1%, while median sales prices of villas on the island saw a 10% increase to $513,500 with 3.6 months of inventory. Residential Island home sales increased 14% YTD with a 4.6% increase in median sales price to $1,019,750, with still only 2.3 months of inventory. In summary, more sellers are coming into the market to capitalize on higher prices with days on market increasing across the board for all villas, homes and land.

    Although the market was off to a slow start at the beginning of the year, Herman & Davis Properties has been very busy in regards to new listings and sales.     TIMES ARE A CHANGIN’

    You may have recently heard some big news shaking up the real estate industry! The National Association of Realtors (NAR) recently agreed to a $418M settlement in a lawsuit that has caught the eye of many. You may be wondering what this lawsuit is about and how it will reshape real estate landscape. While each state may have different levels of impact, the lawsuit touches on current practices that may have broad implications for how business is conducted in the future. You might ask how this will affect you as a consumer. Well, don’t fret, we are wondering the same thing…how will this affect us as real estate professionals? What changes can we anticipate for our business and how can we continue to serve our clients at the highest level? There are a lot of opinions, and many of them are simply not true. It will take a while for this to shake down and be understood. We believe it will take some time for everything to settle in, so until that happens, Herman & Davis Properties, under Charter One Realty, will conduct business as usual. Our company carries more listings and number one in our market, we will make sure that our sellers and buyers have excellent representation and that all are compensated fairly for their services.

    Opinions are rampant in the industry and many predictions do not hold water because they are not founded on truth. Here are a few:

    1. The new settlement will prohibit sellers from paying a commission to a buyer’s agent. FALSE.

    Paying a fee is the seller’s decision and nothing changes in terms of their options. They want a successful sale of the property with the most favorable terms. Giving an incentive for buyer agents to show and sell their home is the best way to achieve that.

    2. The settlement will not relieve sellers of any financial burden on the buyer agent fees. FALSE.

    Sellers may choose not to pay buyer agent compensation, but they cannot avoid the net economics. Buyers will be asking for seller concessions in other ways, such as closing costs or the purchase price. Taking this stance may hurt Sellers more than they think, as they limit prospects and sales to buyers who want as much of their costs wrapped into the price as possible so they do not have to come up with more cash at closing to pay their agent.

    3. The settlement will force real estate brokers to reduce their compensation. FALSE.

    The settlement does not establish any limitation on what Realtors charge and what services they provide. Realtors do not collaborate on fees. This practice is forbidden. Realtor fees have always been negotiable.

    4. The settlement will, for the first time, allow sellers not to pay compensation to an agent for procuring a buyer. FALSE.

    There has never been seller obligation to pay compensation to an agent for bringing in a buyer. However, this practice has historically worked very well. This new settlement prohibits compensation from the seller to be listed/posted on Realtor MLS systems.

    5. The settlement will lower real estate prices. FALSE.

    Real estate values have always reflected supply and demand, not the fees charged by agents.

    6. The settlement ultimately reduces the total cost of the transaction services, since sellers will no longer pay buyer agent compensation. FALSE.

    Buyers may require sellers to pay their agent’s fee as one of the terms of their contract. Services are not free and this will get sorted out. Just because two parties share in the cost, does not mean the total cost has been lowered.

    7. The settlement is a fantastic win for buyers who can now negotiate their fees. THIS REMAINS TO BE SEEN.

    Buyers can negotiate their fee but may pay for it in sometimes less than favorable ways. Most loan programs, especially VA loans, prohibit the borrower from paying a commission. This hurts veterans who want representation when buying a home. It also hurts buyers who are limited in the cash they have available for a down payment. They were previously able to finance it into the loan but now having another cash obligation could prevent them from buying altogether.

    REAL RAMIFICATIONS

    Restitution. The settlement will give some sort of restitution to consumers who have been harmed in recent years by Realtors. Those who have worked the numbers say it works out to about $10 per person. The class action attorneys are the true winners, having submitted an $80 Million legal bill.

    Changing Business Practices. There are two key changes to the way members and MLS participants do business. NAR agreed to create a new MLS rule prohibiting offers of compensation on the MLS. This would mean that offers of compensation could not be communicated via an MLS, but they could be an option consumers could pursue.

    Stay tuned. This is supposed to take effect in July. We will keep you posted. No matter how these changes affect real estate transactions, there is one thing that will never change. All of us at the Herman and Davis team will always put you, our clients, first and do what is in your best interest.

    Will the Faceless Lender Survive?

    2021 was a good year to be in real estate. We saw years of pent-up demand, a desire to leave cities, and years of lower-than-needed home construction all come to a head. With many people working from home, Covid-19 has acted as a catalyst to have people buy their first residence, renovate their current residences, or move to larger homes in better locations. Couple a desire to upgrade with low-interest rates and the housing market has been moving at historic rates of demand exhausting supply.

    Over the last two years, we have seen online lenders acting as call centers enter the market. The individual on the phone takes a consumer’s order, discusses the rate, requests documents, and hopes the company can execute once the file enters underwriting. Once in underwriting, the client’s fate is determined. Without counseling and limited explanation, the file is either approved or denied. If denied the lender stops returning phone calls, disappears, and moves onto their call list leaving all other parties in the transaction with a sour taste, lost time, and sometimes the buyer with a non-refundable earnest money deposit.

    According to the National Association of Realtors, there is 15.5% less inventory than in February of 2021 and the average number of offers on a listing was 4.8. Low inventory has been a topic of many conversations and the desire to land one’s dream home has become a challenge given the competition. Having a plan is imperative and working with a reputable, local lender who has name recognition, is able to call the listing side to support your offer, and allows you to stand out amongst other offers has never been of more importance. The need for a knowledgeable loan originator (who you have the cell phone number) to guide you through this unique and fast-moving real estate market has never been greater.

    Hilton Head Island and Bluffton have many nuances such as Homeowners Association fees, Neighborhood transfer fees, condominium regime fees, flood insurance, and the Hilton Head transfer fee. All of these costs symbolize pitfalls that a non-local lender can get tripped up on and end up surprising you at the closing table with additional costs or crushing the purchase of your dream home altogether.

    With interest rates in-line or better than online lenders stay and trust your local partners who can navigate you through the potentially challenging process of buying in the Lowcountry.
