     This pet-friendly outdoor concert series features a variety of bands on select Thursday nights from 6 – 9 p.m.

    Featured Shelter cove harbour resturants will set up as usual around Neptune and will offer a variety of specially-priced light appetizers, wine and beer. Limited seating will be provided so you are encouraged to bring your own chairs. All events are weather permitting.

    All participants are encouraged to ride their bikes to the Pedal starting area at Lowcountry Celebration Park.

    Registrations placed by Sunday, March 30 will have credentials and shirts mailed prior to the event to avoid the lines at packet pick-up! Pedal-For-a-Kid registrations made by March 3 will be guaranteed jerseys in time for the ride. For riders not receiving their packets by mail, there will be Saturday afternoon (place/time TBD) and Sunday morning pre-ride pick-up available.

    The Hilton Head and Bluffton real estate markets continue to see strong activity as we move through February 2025. Increasing inventory and rising sales are setting the stage for an active spring season.

    Hilton Head’s residential sales have surged 35% compared to this time last year, reflecting strong buyer confidence. Inventory has risen 15%, providing more options for those looking to enter the market. The median home price has climbed 18% year-over-year, now standing at $1,350,000. Homes are spending an average of 65 days on the market, signaling a steady and competitive landscape.

    In Bluffton, home sales are up 13% from last year, with inventory increasing by 20.5%, creating new opportunities for buyers. The median home price remains stable at $550,000, offering consistency in a growing market. Homes are averaging 76 days on the market, slightly longer than in previous months but still reflecting steady demand.

    The Hilton Head Marathon, Half Marathon & 5K returns on February 15th and 16th. The 5K starts and finishes at Lowcountry Celebration Park on Saturday, February 15th with the full and half marathon starting and finishing at Jarvis Park on Sunday, February 16th!

    There are also plenty of opportunities to volunteer at this event.  Seeking energetic volunteers to assist with Packet Pick-Up and Race Day events. Volunteers provide key support to the thousands of participants as they run and celebrate!

    January 2025 Hilton Head Island End of Year Market Report

    As we bid farewell to another year and welcome the dawn of the next, let’s contemplate what we left behind and what lies ahead.

    LOOKING BACK

    2024 was a whirlwind year, with hurricanes, floods, global conflicts, an election, increases in gas prices, mortgage rates
    and the cost of insurance. In spite of this, many of our clients are benefiting from increased prices, with household equity at a record high. There has been an increase in wealth across the country, to the tune of $35 trillion, according to Lawrence Yun, the chief economist for NAR. Other positive factors impacting the real estate market include the stock market acceleration, continued post-pandemic job growth, and the migration of U.S. residents moving to states with less taxation and lower crime rates. Here in Hilton Head prices have remained strong, in spite of inventory increases. The number of sales of single family homes this year, versus last, has increased.

    LOOKING AHEAD

    The new year always brings a sense of excitement and new beginnings. We see much poised to change in the US. and across the world in 2025, with new and re-elected world leaders bringing policy ideas that will trickle into many aspects of life, including our housing markets. Financing costs will continue to play a significant role and an expected reduction in rates will serve to unlock the market in many locations. Forecasts from Fannie Mae, the Mortgage Bankers Association, NAR, and Wells Fargo show an expected gradual decline in mortgage rates. There are differing opinions as to the rate drop. No one has a crystal ball. Nevertheless, people who don’t need to move will continue to push back on trading their current low rates for those twice the price. We advise our clients, based on many years of experience, to make a moving decision when it is right for your own personal reasons and goals, not based on factors you can’t control.

    LUXURY MARKET TRENDS

    Tax policies will continue to play an important role among the wealthy, as those looking to acquire homes in multiple locations expect tax breaks and a location where they can easily handle their global business. There will also be a generational shift happening in the luxury market during this decade, with $90 trillion in the U.S. poised to change hands from the baby boomers to millennials and Gen Zers. It’s a new game, as they are making different decisions than their parents about where and how they spend their money. In the years to come we expect their priorities to reshape the demands put on luxury real estate across the world. We are starting to see some of that now.

Being informed and looking at projections on mortgage rates, home sales, and prices will give you an early glimpse as to what to expect.     The Lantern Parade is a free event and an opportunity to celebrate the history, ecology, and people of Hilton Head.

    Ahead of the parade,  there will be food trucks and beverages being served from 3pm and live music from Groove Town Assault.

    The line up will begin at 4:45pm. The parade’s starting point is near the Lane beach access an will end at The Lowcountry celebration Park.

    Beaufort Water Festival – July 12-21

    Once a year, in mid-summer, the sea island that holds Beaufort becomes a gigantic stage for one of the South’s biggest outdoor events. Successful from its beginning, the Beaufort Water Festival has grown each year in importance and entertainment value, but is still worked as a community, non-profit project.  The first Festival was held in July 1956, with John Bigbee serving as the first President and Gladys Thompson in charge of the visiting queens.  The Lions Club took the job of putting on the first parade and has been doing so every year since.

    USA 5K – July 4

    Hit the beach this July 4th for the USA 5K at Coligny Beach, Hilton Head Island. They will have a July 4th celebration that all runners and walkers will love! They will provide a fun, simple, family-oriented running experience for all ages and skill levels (runners and walkers) – that will not impose on the other activities you have planned for the July 4th holiday.

    Fourth of July – July 4

    Show off your red, white and blue spirit by decorating your bicycle, wagon, dog or kids for this fun-filled parade around Harbour Town. Meet in the parking lot adjacent to the Quarterdeck at 8:30am to register and pick up decorating supplies. Parade lineup begins promptly at 9:30am and entries will be judged on patriotism. Supplies limited to first 100 registered. Following the parade, join us for some holiday fun and activities.
