    Santa at Shelter Cove Harbour- November 28th

    On Friday, November 28, 2025, Shelter Cove Harbour & Marina will host Santa & Shopping Day from noon to 2:30 p.m., with Santa arriving by fire truck at the Neptune statue to greet children and take photos. Families can enjoy bounce houses, train rides, and holiday music from 11 a.m. to 2:30 p.m., and the first 300 kids will get a free gingerbread cookie kit from Hilton Head Social Bakery. Admission is free, but attendees are encouraged to bring a new unwrapped toy or canned food for the Deep Well Project, while enjoying festive shopping and dining specials throughout the harbour.

    August brought a strong surge in activity on Hilton Head Island, with last month’s closings up 8% from last year . Year-to-date, sales have risen 15.35%, fueled by a 14.6% increase in new listings. The median sales price now sits at $1,150,000—an 8.7% jump from last year, reflecting steady demand for island living.

    Bluffton Market Update

    Bluffton showed mixed results in August. New listings climbed 5%, yet sales held steady with no increase over last year number of sales. The median home price remains around $555,000, while Days on Market rose 40% to 80 days, signaling more breathing room for buyers.

    The Hilton Head Island market continues to show strong momentum through the first half of the year. Year-to-date home sales are up 16% compared to the same period in 2024, reflecting sustained buyer interest and demand for coastal living. The median sales price has risen to $1,150,000, an 8.5% increase, signaling continued appreciation and buyer willingness to pay for quality homes in desirable locations. New inventory is also on the rise, with new listings up 14.2% year-over-year. Currently, 270 homes are actively on the market, a 37% increase from this time last year, offering more options for buyers and potentially more competition for sellers. This shift toward greater inventory suggests a more balanced market may be forming—one where pricing strategy, presentation, and condition are increasingly important for sellers looking to stand out.

    Tips for Buyers:
    • Take advantage of increased inventory—more choices mean less pressure and more room to negotiate.
    • Focus on well-maintained, move-in-ready homes, which tend to hold long-term value and are still selling quickly.
    • Don’t wait too long—prices continue to rise, and the best homes still move fast.

    Tips for Sellers:
    • Pricing strategically is key in this more competitive environment—buyers are savvy and inventory is growing.
    • Presentation matters: homes that are well-staged, updated, and professionally marketed are achieving top dollar.

    As we move through the heart of summer, the Bluffton real estate market continues to show signs of transition. While sales dipped in July, overall year-to-date sales remain steady at 1,267, indicating consistent buyer activity over the course of the year. We’ve seen a slight decrease in the median sales price, which now stands at $547,940, and Days on Market have increased by 38%, suggesting that homes are taking longer to sell compared to last year. This trend is giving buyers more breathing room and creating a more level playing field. On the supply side, new listings are up 6.8%, and there are now 1,832 active homes on the market—the highest level we’ve seen in some time. This increase in inventory means more options for buyers and greater competition for sellers

    The summer market is heating up, and Hilton Head Island is seeing strong momentum.
    The residential market continues to perform impressively with new listings up 16%, overall inventory up 38%, and year-to-date sales climbing 11% compared to this time last year. The median home price has increased 12%, with properties averaging 60 days on the market. Meanwhile, the villa market is showing signs of softening. Sales are down 19% year-over-year, even as inventory has risen 8.5% — resulting in a doubling of available villas since 2023. The median villa price hovers around $500,000, and the average days on market is approaching 90 days.

    In Bluffton, overall sales dipped slightly year-over-year (down 2.7%), the number of new listings rose by 7.5%, resulting in a 20% increase in available inventory — giving buyers more options than we’ve seen in quite some time. In fact, total inventory has more than doubled since 2023. The median home price currently hovers around $545,000, with properties averaging 80 days on the market.

    Despite shifts in certain segments, demand remains strong for updated, move-in-ready homes and villas — especially in beachfront or gated communities. Buyers are motivated by lifestyle, limited availability, and long-term value. Today’s buyers are more selective than ever, making accurate pricing from the start essential. Homes that are well-staged and thoughtfully renovated continue to command premium prices, while those needing updates or priced above market tend to sit longer.     Salute from the shore – July 4th

    Salute from the Shore is a unique opportunity to salute our armed forces, while celebrating Independence Day on our beaches. A military flyover will stretch the entire length of South Carolina’s coast, to include military planes and vintage aircrafts. The fighter jets should arrive 1:30 p.m., followed by vintage military planes around 1:45 p.m.

    The real estate market is surging with energy! Buyer demand soared in Q1, driving impressive double digit gains in median home prices—Hilton Head Island now boasts a median price of $1.2M, while Bluffton has climbed to $525,000.
    Herman and Davis Properties is celebrating a record-breaking milestone, surpassing $55M in sales and pending transactions in just the first few months of the year—a personal best!

    Market trends continue to evolve:
    • Homes on Hilton Head Island are selling in an average of 56 days, while Bluffton’s market is moving
    at a slightly slower pace, with homes averaging 83 days on the market.
    • New home listings are on the rise, up 35% in Hilton Head and 27% in Bluffton compared to Q1 of

    • Hilton Head home sales have surged by 18%, while Bluffton’s market remains steady with last year’s
    pace.
    • Villa listings have increased by 16.3%, though the number of villa sales has dipped by 19%.
