As we are nearing the end of 2025, the Lowcountry real estate market remains on solid footing. Hilton Head Island’s residential market remains active and resilient. Inventory has grown substantially, with 278 active homes currently available-a 38.7% increase from this time last year. Despite the surge in options, buyer activity remains strong, as closed sales have climbed 14.4% year to date, signaling sustained demand for island living.
 
New listings also rose 16.5% reflecting growing seller confidence as property values continue to rise. The median sales price increased 7% to $1,150,000, marking another year of steady appreciation and underscoring Hilton Head’s continued appeal as a premier coastal destination for both full time residents and second home buyers. Overall, the island’s market shows a healthy balance-more inventory creating opportunity, yet absorption is keeping prices on a positive trajectory.
 
Bluffton’s housing market continues to tell a story of balance and resilience. Inventory has inched up a modest 4%, while closed sales rose 3.3%, reflecting steady demand across the town’s flourishing residential communities. The median home price experienced a gentle 1.7% adjustment to $548,000—a natural leveling after several years of strong appreciation. This moderation signals a healthy recalibration rather than a slowdown, as the market finds its footing following a period of rapid growth. New listings increased 7.4%, giving buyers a broader range of choices while maintaining equilibrium between supply and demand. The result is a stable, sustainable environment—one where both buyers and sellers can make confident, well-timed decisions
