We hope everyone is enjoying the summer! With July behind us, we wanted to take a moment to share what we are seeing in the Hilton Head Island real estate market and how the market continues to evolve.
Buyers are still actively looking, but they have more choices and are taking more time before making a decision. The urgency we experienced a few years ago has eased, and today’s buyers are paying much closer attention to price, condition, updates and location.
That doesn’t mean demand for Hilton Head Island has gone away. Quite the opposite—we continue to see buyers drawn to the island for its beautiful beaches, Lowcountry setting, golf, tennis, boating, dining and relaxed coastal lifestyle. Whether buyers are looking for a primary residence, second home or investment property, Hilton Head continues to appeal to a broad range of purchasers.
As we moved through July, pricing continued to be one of the most important factors in determining how quickly a property sells. Homes and villas that are updated, show well and are priced appropriately are getting the most attention. Properties priced ahead of the market are taking longer to sell, and in some cases, sellers are making price adjustments to attract today’s more selective buyer.
For sellers, this is a market where the details matter. How a property is presented, how it compares with the competition and where it is priced from the beginning can make a significant difference. For buyers, increased inventory has created opportunities that simply weren’t available during the extremely competitive market of the past few years.
Hilton Head Island’s natural beauty, amenities and lifestyle continue to make it a highly desirable place to live and invest.
