    People are often surprised when we tell them that dogs are allowed on the beaches of Hilton Head.  Dogs are allowed all the time with the exception from Memorial Day to Labor Day from 10am-5pm (when it is just too hot, we don’t want them to have heat strokes).  It is really in the dogs’ best interest.

    5 Questions to Ask When Buying Waterfront Property

    What are the most important questions to ask when buying waterfront property?

    Without a doubt, Hilton Head’s shorelines are among the most beautiful in the world. So it makes sense that many islanders—and potential future islanders—dream of purchasing homes on the water. While the appeal of these properties is undeniable, buying them comes with a few unique challenges. Fortunately, interested buyers can simplify the process by asking the right questions and taking a few precautions.

    If you’re thinking of living along Hilton Head’s shores, read our top five tips for buying waterfront property.

    1) Ask when the bulkhead was last inspected

    If you don’t know what bulkheads are, you’re not alone. Put simply, they’re barriers or walls built along the shoreline. They prevent erosion and protect properties from water damage. Replacing one can cost thousands (if not tens of thousands) of dollars, so the last thing you want is to learn that yours is on its last legs.

    When you look at a property with a bulkhead, ask about the last time it was inspected. It’s usually also wise to arrange for an inspection of your own. If you discover that a bulkhead is in bad condition, you may be able to negotiate with the seller for a lower price. Your agent can help at every step of this process.

    2) Inquire about permits for existing water structures (especially docks)

    When you’re considering a home, look into whether existing water structures were built legally. Some homeowners are less-than-diligent about acquiring proper permits and following local construction rules. In our experience, docks are frequent offenders.

    The bad news? Buying a property with unpermitted or improperly-done work may lead to future consequences. If your dock was built without receiving the all clear, you may be forced to remove it, upgrade it, or pay a fine. You may also have to deal with some major headaches if you one day decide to sell your property.

    Trust us: it pays to ask the right questions. Be sure that any dock you buy as part of a home purchase is in keeping with municipal and state rules, along with those set out by your property owner’s association.

    3) Determine what kind of improvements you can make

    Unfortunately, when they’re looking at homes, many buyers forget to think about the major upgrades they’ll want to perform. That’s why determining which improvements are allowable is one of our top tips for buying waterfront property.

    For each property you’re considering, learn the applicable rules. If you have your eye on a place in a new subdivision, be aware that you may not be able to build a dock (depending on the developer’s plans). The Office of Ocean and Coastal Resource Management can also prevent homeowners from building the docks they want (for example, they can restrict length).

    4) Ask if there’s a history of flooding

    On Hilton Head, flooding happens. It can damage homes, reduce property values, and force those affected to file annoying insurance claims.

    Let us be clear: if the property you’re looking at his been seriously impacted by flood waters, the seller should disclose this information. That said, it never hurts to do due diligence. Discuss any concerns that you have about a property’s flooding history with your agent. They can ask the right questions to get as much information as possible, which will help you make an informed decision.

    5) Find out what the maintenance is like

    Here’s one of the most overlooked tips for buying waterfront property: find out what the yearly maintenance costs are like. Homes along the shoreline are often more impacted by the elements than those further inland. We’re talking not only about floods and major storms, but regular wear and tear.

    For some waterfront homes, siding and pipes may have to be replaced relatively often. It all depends on the construction of the house or condo you’re looking at and the geographical conditions surrounding it.

    Summer is over. There are fewer tourists around, and the weather is slowly cooling off. While many people consider this to be Hilton Head’s off-season, it’s actually a magical time of year here on the island. Between the more relaxed pace of life and the mix of fun local events, it’s a great time to explore the Lowcountry.

    Are you lucky enough to be here over the post-summer months? If so, here are five fun things to do in Hilton Head in the fall.

     

    1) Hilton Head Pumpkin Patch

    If you’re looking to get your family into the autumn spirit, check out Pumpkin Patch. This annual event, put on by the Island Rec Centre, is the perfect place for you and the kids to celebrate the fall harvest—and get a jump on Halloween. The celebration features pumpkin decorating, carnival games, a costume contest, and even a petting zoo.

    This year’s festivities will take place on October 27th at Shelter Cove Community Park. Admission is free; all you have to do is show up between 4 and 8 p.m. to join in the fun!

     

    2) Hilton Head Oyster Festival

    The Lowcountry is known for its seafood, and our annual Oyster Festival is one of the best places to sample it. November 9th and 10th, you can enjoy the freshness of local oysters along with an abundance of fantastic entertainment and fun activities.

    On Friday evening, attendees will gather at Shelter Cove Pavilion for steamed oysters—along with heartier fare, such as pulled pork, chili, and clam chowder. On Saturday, a steady lineup of live music will accompany the oyster feast. You’ll also find a sports lounge, kids’ zone, and a variety of pop-up shops. This is one event you won’t want to miss, so put the Oyster Festival high on your list of things to do in Hilton Head in the fall.

     

    3) The Turkey Trot

    Nothing says fall like Thanksgiving, and Hilton Head is a great place to kick off the festivities. Every year, island residents and visitors attend the local Turkey Trot event, which features a “Fun Walk” (5k and 10k races). Come out and get some exercise before your evening turkey coma—and support a good cause in the process (proceeds go to the Island Recreation Association’s scholarship fund).

    The races start at the Dockside Restaurant parking lot at 8 a.m. on Thanksgiving day (November 22nd). Attendees are also invited to join the afterparty, which will feature free beer and snacks.

     

    4) Try top Hilton Head restaurants

    If you’re looking for things to do in Hilton Head in the fall, don’t forget to check out the local restaurant scene. While it’s far from cold here in the Lowcountry, slightly cooler temperatures make this a great time to enjoy some warm and savory fare.

    Brunch lovers will appreciate the comforting breakfast staples at Palmetto Bay Sunrise Cafe. For BBQ, check out the Smokehouse or One Hot Mama’s American Grille. The Skull Creek Boathouse offers some incredible seafood options (including sushi and fish sandwiches), as does a recently-revamped Bonboras. Other standout options include Truffles Cafe (try the crab cakes or blackened fish), Vine (a Greenwich Village-inspired restaurant near Coligny Beach), and Santa Fe Cafe (for Southwestern fare).

     

    5) Enjoy the outdoors

    Most of the summer activities that residents and visitors enjoy on Hilton Head are just as much fun in the fall. In fact, the temperate weather may actually increase the appeal of spending the day outdoors.

    We’ve said it before, but it bears repeating: Hilton Head real estate is a hot commodity. Now more than ever, house hunters are looking for their own little pieces of paradise here on the island. We’re seeing the market get more competitive, which means buyers have to be savvy to secure their Lowcountry dream homes.

    Luckily, there are a few simple steps you can take to simplify the home-buying process and make a successful purchase. Here are our top five tips for buying a home on Hilton Head.

    1) Get pre-approved for a mortgage

    Did you know that being pre-approved for a mortgage isn’t the same as being pre-qualified? If not, you’re in good company. Many homebuyers believe that being pre-qualified for a decent loan is enough to impress sellers. But trust us: when you’re looking at a gorgeous island property with the potential to attract many buyers, you’ll want to have that pre-approval letter in hand.

    Pre-qualification gives you an idea of how much financing you could feasibly get from a lender. It’s like an estimate, and it’s not a guarantee. Pre-approval, on the other hand, is an actual commitment from a lender to loan you a certain amount. When a seller sees that you’re pre-approved, they’re far more likely to view you as a serious buyer.

    2) Research potential communities

    One of our biggest tips for buying a home on Hilton Head is researching the different areas here. When it comes to communities, the island offers a lot of variety. Perhaps you’re more partial to a private residential club like Long Cove or Wexford.

    1) Coligny Beach

    Coligny Beach is probably the most popular beach on Hilton Head. Boasting a wide boardwalk and gentle ocean waves, it’s the perfect spot to take the family on a sunny day. Fans of this central hotspot also enjoy its convenient amenities, which include a kids’ splash pad, a stunning gazebo, and more.

    Coligny Beach owes at least some of its popularity to nearby Coligny Plaza, a well-patronized shopping center. If you want to transition your beach day into a pleasant night on the town, consider a seafood dinner at Bombora’s, Fish, Vine, or a film at the Coligny Theatre.

    Also worth noting: the Town of Hilton Head Island will soon begin some major improvements to the Coligny area, including roadway upgrades, additional parking, a new park and playground, and a children’s museum (among other changes).     2) Burkes Beach

    Burkes Beach isn’t as popular as Coligny Beach, which means it tends to be less crowded and a lot more peaceful. While you won’t find as many amenities nearby as you would at Coligny, you will find expansive Atlantic Ocean views, incredibly clean sand, and plenty of space where you can spread out your towel.

    Another major bonus for dog owners: Burkes is canine-friendly. On our visits, we’ve seen plenty of four-legged beach-goers romping around. It’s also a great place for cyclists, given that the sandy paths leading to the beach can make for a slightly challenging walk.

     

    3) The beaches in Sea Pines

    Without a doubt, Sea Pines offers some of the best beaches on Hilton Head. This resort and residential community boasts five miles of beachfront, though access to it is private. Luckily, with a modestly-priced day pass in hand, you’re free to enter the community and explore.

    The Sea Pines Beach Club is a major highlight. This lively spot along the Atlantic features a restaurant, bar, and food market. South Beach Marina Village is another hub of activity. Located just two minutes from the beach, the area offers a number of shopping and dining options—including the well-known Salty Dog Cafe.
